In rfpn.net the openings come off the scan too. New: heavyweight items (walls, rewire, kitchen, bathroom) now expand to an itemised build-up — RSJ, padstones, rip-out, waste, making good, first/second fix — each line sourced. Blocks & HMOs: define a unit once and set ×N — 10, 30, 50 identical flats or rooms price instantly. New — trade filter: use “Show works for trade” to let a plumber or electrician price just their bit. Refurb-level presets (Light/Mid/High) tick a starter bundle. Build order: the results now include a self-manage schedule — which trade to book first and clash warnings so nobody trips over anyone. NEW — exit-use compliance & money: choose what the property will be on exit (single let, HMO, short-term let, flip, conversion) and the estimate adds sourced regulation flags (HMO licensing & room-size checks against the scanned rooms, fire safety, asbestos, CDM, planning/Article 4), live grants (ECO4, Boiler Upgrade, Warm Homes, VAT reliefs) and a funding panel (introductions via an FCA-authorised broker partner). Project on-costs: pick a procurement route (works-only, self-managed, or main contractor) to add sourced, editable allowances for preliminaries, overhead & profit, professional/CDM fees, insurance and contingency — so the figure reflects a project budget, not just accumulated trade day-rates.
